House Rules
These guidelines exist to protect the property, your experience and the land around us. Please read these fully before signing the Booking & Rental agreement. An additional copy will be provided upon check-in.
The Land
Wear thick-soled shoes outdoors. The property is home to wildlife — insects, snakes and other creatures that belong here too. Avoid flip-flops and bare feet.
Respect the natural surroundings. Do not disturb, feed or attempt to interact with wildlife. Leave what you find.
Fire safety. We will notify you upon arrival — and during your stay if conditions change — if the area is under an active burn ban. Please do not use the fire pit or outdoor candles unless explicitly cleared. Current burn ban information for Bastrop County is available at the Bastrop County official website or by contacting the Bastrop County Fire Marshal's office.
The House
Remove shoes at the door. Please leave footwear on the provided rack by the back door or mat before entering.
The kitchen is yours. All kitchen facilities are fully available for guest use. Please leave them as you found them.
Treat the home with care. This is a loved space! Please clean up after yourselves in the kitchen, common areas and bedrooms. Report any damage promptly. Accidents happen, and we'd appreciate being informed quickly.
Septic system. The property is on a private septic system. Please flush only toilet paper — no wipes (including "flushable" ones), feminine products, or paper towels.
No smoking inside. Smoking and vaping are not permitted indoors at any time.
No pets. Animals are not permitted on the property.
Noise & Gatherings
No parties or large gatherings. Spencewood is a place of rest and retreat. Guest counts must match what was agreed upon at booking and all outside visitors must be approved.
Quiet hours are observed after 10 PM. The property is subject to local noise ordinance. Please keep music and outdoor activity at a considerate volume after 10pm.
Alcohol
As a property policy, alcohol is permitted only for guests 21 years of age or older, regardless of parental consent or presence. Please consume any alcohol responsibly and in compliance with Texas law. Do not operate a vehicle on or off the property if you’ve been drinking.
The Pool
Swim at your own risk. There is no lifeguard on duty at any time. Children must be actively supervised by a responsible adult at all times in and around the pool area. Please shower before entering. There is a shower in the outdoor bathhouse.
Parking
Use the carport and driveway. Parking is available in the carport and along the driveway. Please do not park on the lawn or block the gate.
Check-In & Check-Out
Arrival and departure times are confirmed individually with each party prior to your stay. Please honor your agreed window out of respect for the property and other guests.
Personal Belongings
We are not responsible for loss, theft, or damage to personal property during your stay. If you believe you've left something behind, please reach out — we'll do our best to locate and return it promptly.
